Self Storage Plus
Hanover, PA
This project involved the conversion of a former grocery store that had been vacant for almost 20 years into climate controlled and drive up self storage. The 50,000 sf grocery store was completely demolished on the interior, and the exterior received both a new façade and several small additions for drive up self storage. Additionally, a second, 50,000 sf building was constructed on the remainder of the property from the ground up. Phasing the work allowed for the original building to be completed and occupied for rentals several months before the completion of the new building. The project was completed on schedule.

Self Storage Plus

This project was the ground up new construction of a 100,000 sf self storage facility over 6 buildings: 3 being climate controlled, the largest being 62,000 sf over 2 stories. Shallow rock and plastic soils made it a challenge to maintain momentum during the early stages of the project, but selection of a knowledgeable, local site subcontractor helped get the most production possible while working around the rain delays and resulting saturated soils. Once the site was sealed and base coat paving in place, building construction moved as fast as material deliveries allowed. The project was completed and opened for rentals in April of 2023.

CubeSmart - Elkton

This project consisted of converting a former 91,000 sf medical center into a drive-thru self storage center. Extensive demolition and hidden conditions within the existing building created challenges to keep the project moving forward while allowing for redesign and correction of identified building deficiencies. Additionally, a national shortage of roofing materials made replacing the roof the critical task for this project. Working with the owner and a valued roofing subcontractor enabled us to rewrite the roofing scope of work to allow for the roof to be replaced in phases with materials on hand/more readily available. Despite being presented with multiple unforeseen circumstances throughout this project, the project was completed in time for the scheduled opening in 2022.

CubeSmart - Reading

This project was the conversion of a historic 3 story concrete building, originally built to service the Pennsylvania & Reading Railroad in the late 19th century, then repurposed to an outlet center in the late 20th century, to a CubeSmart Self Storage facility.
As this building had been vacant for almost 20 years, we worked closely and assisted the owner and architect in identify areas where the building structure was inadequate for self storage, developing a plan to make the building water tight and vandal resistant, and suggesting alternate means and methods and identifying areas where value engineering would be beneficial, and worked to establish a new façade that would be vandal resistant.
We then worked with our subcontractors, the local authorities, and the owner and orchestrated a phased opening by floor to allow CubeSmart to begin generating revenue before the project was completely finished.

Unexpected shallow rock caused delays to this new retail construction project’s initial schedule. Close coordination of the site improvement, concrete, and plumbing subs kept the delays to a minimum as all the rock removal for the site improvements, building foundation, and water and sewer connections were handled by the excavation sub. Otherwise, this project was completed during the 2020 pandemic and despite the two strikes working against it, the 7200 sf 2-tenant building was completed and occupied prior to the end of 2020.

Seven Corners Shopping Center
Falls Church, VA
This project was a 3 sided facelift of a 71,000 sf strip center, totaling over 1100 lf of facade. Extensive demolition of the existing cement panel facade and extension of the steel structure for the new façade was the challenge for the project. Constant traffic and pedestrian management was a requirement of this project, combined with the majority of the demo work being performed between 9pm and 6am. Another challenge faced was that multiple new structural steel bracing supports were required to support the raised facade, and they required welding to the existing building structure, most often above open retail space. Off hours ceiling access, fire watch, and restoration of the ceiling was required daily while constructing the support structure for the new facade.

For this project Phoenix Construction was responsible for facade renovations of approximately 140 feet consisting of new parapets and returns, removal of the existing canopy, and construction of a stone and EIFS veneer along with roof replacement and painting the remainder of the building. This was one of our easier facade projects as the building was only 25% occupied at the time, but the driveway and parking area was shared and required a traffic management plan to coordinate access to the adjoining properties.

Jimmy John’s - Norwalk
Norwalk, CT
This project converted a former bank into a Jimmy John’s Sandwich Shop and included adding a drive through order station and pick up window, a walk up pickup window, and a full interior fit out which included bringing a new, larger domestic water service into the space from the incoming water location about 100 feet away though 2 occupied spaces and extended down into the basement level. This work was completed during off hours so as to minimize the disruption of the business operations of the adjacent tenents. The project was completed on time and within budget.

This medical office proved to be another challenging, yet rewarding, project for Phoenix Construction. This was an MEP design build project with an ever-evolving architectural scope. The radius bulkhead and reception desk with custom stone tops allowed Phoenix to showcase our in house, top tier carpentry skills. Even with the ever-evolving scope, Phoenix Construction delivered this project to our client on time and under budget.

Park N Space Self Storage

This project was a seven building, 92,000 SF facility. This self storage center was constructed to include approximately 200 secure outdoor parking spaces. The project was completed in 10 months. This project presented several challenges including expired site plan approval for a portion of the project, property line encroachment by neighboring out buildings, unexpected rock during excavation, and strict blasting restrictions by the jurisdiction, however the project was still able to be completed 2 months ahead of schedule.

Reading Station Retail

The renovation of a vacant, 100 year old structure into modern retail space is always an interesting project. The scope of this work was to subdivide a 10,000 sf concrete building originally built for the Pennsylvania-Reading Railroad into 4 retail tenant spaces. The severely dilapidated clerestory and masonry walls were infilled with EIFS and pointed and painted for a uniform finish, and all new MEP’s were installed for a modern interior. We worked with the owner and architect to facilitate the renovations in a cost effective manner while keeping the original lines of the structure.
